ESTOPPEL INSTRUCTIONS:
Please EMAIL your proof of payment (PayPal Receipt) and include the Estoppel Request Form to [email protected] immediately after making payment to avoid delays or errors. You MUST include the following in your email: Association Name, Property Address, and the PayPal Transaction ID to process the request in a timely manner. QUESTIONNAIRE INSTRUCTIONS:

SUFFICIENT FUNDS AFFIDAVIT / NOTICE OF COMMENCEMENT:
In the event that you need an SFA or NOC, there is a $10.00 fee required to process. Must be a money order only payable to J&L Property Management, Inc., and can be mailed or dropped off at our office address.
IMPORTANT INFO REGARDING ESTOPPEL REQUESTS FOR THE FOLLOWING ASSOCIATIONS:
WEITZER AT HARMONY LAKES – We cannot accept Rush order estoppel requests for Weitzer at Harmony Lakes. Be sure to pay the normal processing fee when ordering an estoppel for this association.
FAIRFAX CONDOMINIUM & SOUTHPOINTE II HOA (VILLA WELLEBY)*** – Estoppels & Questionnaires for Southpointe II HOA & Fairfax (Bldg ‘A’ through ‘I’) must be requested through Juda, Eskew & Associates, Inc at 954-577-9700. Please DO NOT pay through the J&L website as we do not process them.
Fairfax Condominium is a Subdivision of Kings Point in Tamarac, so you will need an Estoppel/Questionnaire from them as well. Their Estoppels/Questionnaires are also processed through Juda, Eskew & Associations, Inc. If you have any questions regarding Kings Point in Tamarac, please contact them directly at (954) 726-4120.
Southpointe II HOA (Villa Welleby) has a Master Association (Welleby Management), so you will need an Estoppel/Questionnaire from them as well. Instructions are provided on their website at www.welleby.net. You may contact them via email at [email protected] or call them at (954) 749-6228.
